How does multigenerational living look today? K-Thengono Design Studio reinterprets the traditional Dayak longhouse with The Longhouse Collective, a six-story residence designed for an extended family. Situated at Pantai Mutiara in North Jakarta with direct canal access, the project addresses challenges including land subsidence and potential view obstructions from future high-rise developments.

To mitigate subsidence, the western portion of the site is elevated, while the eastern side facing the canal is excavated to create a bio-retention pond as a natural solution for stormwater management and rainwater harvesting. Part of the building rests on elevated ground, with the remainder supported by stilts over the pond, echoing the raised structure of a longhouse.

Rather than following the traditional typology of horizontal expansion, the family units are stacked vertically to maximize land use. Each level is shifted westward, forming terraces and canopies. To ensure sea views for all rooms despite future developments and to minimize obstruction to neighboring properties, the eastern facade bends 60 degrees upward, while the western side angles downward.

The ground level—partially concealed beneath the elevated land—​​houses parking, service areas, and a guest quarter. Above, a driveway leads to a communal floor with a lobby, shared living-dining spaces for big family gatherings, and a private quarter for the elderly parents. Intermediate floors contain self-contained family apartments, while the topmost level provides shared amenities, including a gym, sauna, and children’s playground.

The Longhouse Collective modernizes a traditional typology to create a contemporary multigenerational living that balances communal and private spaces while responding to the site’s conditions.
